In handling any lease or tenancy, we have three main objectives:
  1. To keep any document as short and simple as we can, consistent with doing what the document needs to do 
  2. To ensure that your needs are adequately covered 
  3. To protect you, the client, from unpleasant surprises
In our experience the two issues which most often cause grief for tenants of business premises are 
  1. Repairs of business premises. The normal repairing clause in a lease of business premises obliges the tenant to put the premises into good repair at his own expense, even if they were in bad repair when he took them over. 
  2. A lease or tenancy for a fixed term is just that. There is normally no right to terminate early, unless the landlord is prepared to agree.
Landlords are not normally soft hearted - why should they be? Make sure you understand all the implications before you sign.
