In handling any lease or tenancy, we have three main objectives: - To keep any document as short and simple as we can, consistent with doing what the document needs to do
- To ensure that your needs are adequately covered
- To protect you, the client, from unpleasant surprises
In our experience the two issues which most often cause grief for tenants of business premises are
- Repairs of business premises. The normal repairing clause in a lease of business premises obliges the tenant to put the premises into good repair at his own expense, even if they were in bad repair when he took them over.
- A lease or tenancy for a fixed term is just that. There is normally no right to terminate early, unless the landlord is prepared to agree.
Landlords are not normally soft hearted - why should they be? Make sure you understand all the implications before you sign.
